Cynthia Cutlip
Cynthia joined Kingfisher in April 2024 as Transaction Coordinator and Bookkeeper, keeping the financial foundation of the business solid while managing the full administrative and financial lifecycle of every property transaction from contract to closing. Her favorite part of the job is the problem-solving. Whether that’s reconciling a tricky ledger or tracking tight contract milestones, there’s nothing better to her than watching everyone’s hard work come together in a clean, successful closing.
Cynthia brings over 20 years of experience across real estate, healthcare, and office management, handling everything from contracts and accounting support to transaction coordination, payroll, billing, and day-to-day operations. She’s built a reputation for being dependable, detail-oriented, and able to juggle a lot without losing her composure or her positive attitude.
She lives in Caroline County with her husband of 37 years and their two kids. When she’s not working, you’ll find her hiking, spending time outdoors, listening to music, or curled up with a good book.
What Cynthia loves most about Kingfisher is the continuous learning that comes with new challenges every day, and the collaborative team that tackles them together.
Fun fact: Cynthia played the clarinet for 7 years and marched in her high school band. Apparently the Kingfisher team has a bit of a musician problem. She’s in good company.

Real people, right here in Virginia.
Kingfisher isn’t a national call center. We’re a local team that knows Fredericksburg and the surrounding counties, and we buy with our own funds, so when we say we’ll close, we close.
